As we move into October, Oahu’s real estate market presents opportunities for both buyers and sellers. Buyers have a selection of homes to choose from and attractive financing options. Newly listed properties that are priced correctly are moving quickly.

Median Sales Prices as of September 30, 2007
The year-to-date median sales price for single family homes and condominiums increased slightly. The median price for a single family home increased 2.2% to $648,000 compared to $634,000. Overall unit sales are down 7.4% from year-to-date 2006. The condominium median sales price is holding steady at $325,000 with unit sales decreasing 14.4%.

Median Number of Days on the Market as of September 30, 2007
The median number of days on the market for homes and condominiums continues to be below last year, but is slightly higher than in recent months. As of September 30th the median number of days on the market for a single family home is 45 days and for condominiums is 42 days.

Inventory of Active Residential Listings as of September 30, 2007
Active listings for a single family home have increased to 1,936 as of September 30th compared to 1,859 last month. Condominium active listings saw an increase to 2,426 compared to 2,386 at the end of August 2007. However, there are fewer homes and condominiums on the market than there were at this time last year.
